New building permits have been filed for the recently-sold property at 8373 Bruceville Road in the Valley Hi / North Laguna neighborhood of Sacramento. The project, dubbed the Bruceville Apartments, will replace a vacant plot of land by Shasta Community Park with 351 new homes and amenities. Redwood Residential is the project developer.
The proposal will develop an 8.76-acre property with eleven three-story apartment buildings spanning 326,550 square feet, a clubhouse, a pool deck, and a sea of surface parking with one lot for each unit. Additional parking will be included for 351 bicycles. Unit sizes will vary, with 108 studios, 180 one-bedrooms, and 63 two-bedrooms.
HRGA is responsible for the design. The firm writes that Bruceville Apartments is “designed to cluster residential blocks to create a community feel with shared public spaces such as an open park, outdoor pool, and club center.” Facade materials will include cement plaster and fiber cement siding. Wilson Design Studio is responsible for landscape architecture.
The property is located in a low-density suburban area by the city’s southern border with Elk Grove. The project is across from the sprawling Cosumnes River College campus.
Ben van der Meer of the Sacramento Business Journal reported that Redwood Residential purchased the property and approved entitlements in August this year for $6.25 million. San Francisco-based Majority Investments entitled the development.
There were 13 new building permits filed, one for each apartment and amenity structure. An estimated timeline for construction and completion has not yet been established.
