The Sacramento Planning Commission is scheduled to review plans to convert the Trinity House, a former residential care facility, into housing at 2701 Capitol Avenue in Midtown Sacramento. The proposal will create 65 new homes above ground-level retail. HK3 Development is responsible for the application.
The 60-foot tall structure yields 52,580 square feet. Parking will be included for 17 cars and 14 bicycles. Garage access is available through an alleyway from 27th Street. The first floor will be refurbished with a dining area, kitchen, wine bar, gym, pet spa, and residential community space. A lobby and restaurant will be created at the corner of 27th and Capitol Avenue.
CRKW Studio is the project architect. Though the plans involve no exterior modifications or new square footage, the team will oversee the renovations of the interior and minor site improvements to prepare for further use.
The property is located by the historic Sutter’s Fort State Park. Residents will be a 20 minute walk or 10 minute bike ride from the State Capitol park and surrounding offices and shops.
Public records show the property last sold in April of 2022 for $7.5 million. The developer is requesting that the city rezone the two parcels on which it sits, a total of 0.45 acres, from H-SPD and OB-SPD to General Commercial zoning.
