Revised plans have been filed for 550 27th Street in Pill Hill, Oakland. The updated permit replaces the five-story, 44-unit multifamily proposal with 86 affordable senior housing units across seven floors. Adam McClure of Accel Equity V LLC is listed as the project developer.
Adam McClure is the CEO of MercuryBox, Portia+Rohm Development, and HumanSpace Development Group, all Oakland-based companies involved in construction and real estate. The latter company started in early 2023 to provide senior care housing and assisted living.
The proposal will rise 79 feet tall, offering 86 studio rentals. Approximately 80% of the homes will be designated as affordable to low-income households, with 17 units for moderate-income households. Project plans write that the facility will focus care to “lower-income seniors through MediCal.” Parking will be included for 13 cars.
The ground level will include the lobby, leasing offices, bicycle parking, and two large dining and activity rooms. Levels two through seven will include an amenity room. New balconies proposed facing 27th Street will offer access to fresh air on floors three and above. Capping the building, a rooftop deck will be furnished with outdoor seating and cooking space.
Humphreys and Partners Architects is responsible for the design. The estimated construction time has yet to be established.

The Streetview photo is of the wrong location. It shows 550 27th St in SF, not Oakland.
I noticed that too. The actual location is an empty lot.
It looks like the garage and main entrance will be on the 27th st side, which is basically a freeway onramp at that point. Seems like it would be easier to get in and out of there if the entrances were on the Merrimack st side. Merrimack is a bit narrow, however.
