New renderings and updated permits have been filed for a planned hotel at 465-477 Grove Street in San Francisco’s Hayes Valley. The project would replace a now-closed Days Inn hotel in the center of the lively neighborhood. Chirag Investment Group is listed as the property owner.

The 44-foot tall structure would be just a few feet taller than the existing complex, with around 55,070 square feet of total floor area. Along with the 118-key hotel, the site will feature a 2,630-square-foot flexible retail space, restaurant, and bar. Parking will be included for 22 bicycles.

The ground-level space will feature a large 4,070-square-foot public lobby equipped with couches, seating, and a restaurant. Additional Space along the ground floor will include a meeting room, bathrooms, bicycle room, and retail. The structures connection to Ivy Street will feature five Single Room Occupancy rooms and two replacement apartments built for residents who will be displaced from 477 Grove Street during construction.

Stanton Architecture is now responsible for the design, taking over from NC2 Studio. Updated images show a typical fiber cement and metal-clad facade articulated with bay windows and a stone-veneer base. Along with the ground-level courtyard, hotel guests will get access to a furnished rooftop deck serviced by a bar. Though setback from street view, the deck will offer views of the neighborhood and Saint Mary’s Cathedral.

The 0.38-acre property is located along Grove Street between Gough Street and Octavia Street. Future guests would be just a block from the neighborhood Patricia’s Green and the retail-lined Hayes Street. The estimated cost and timeline for construction has yet to be established.

  1. More housing in a public transit available area is great. How many units are designated for Low income persons?

    It’s a proposed hotel,not housing, David. A motel with no parking in a city with a raging theft from autos problem. What could go wrong? The nearest large parking lot is several blocks awaw, and it sits under a homeless encampment. And what out of towner is gonna wanna pedal up the SF hills? Yet the only parking included is for bikes. The current hotel looks
    well maintained on the outside for a low budget motel. Why demo it?

      Uber and Lyft, as well as e-bike rental networks, exist now, unlike when this motel was built. My guess is that fewer and fewer tourists use rental cars. Also, this may appeal to business travelers going to mid-Market, who don’t want to stay in Mid-Market.

    • Civic center station is right there… tons of bus lines. Plan looks good and the current motel looks awful.

  3. This will get a lot of visitors who don’t want to stay east of Divisadero. Currently, almost everyone I know visiting stays in either of the two Japantown hotels if they have a choice to not stay downtown.
