The Environmental Review Process is underway, with the publication of an Initial Study for the redevelopment of 455 Hickey Boulevard in Daly City, San Mateo County. Palo Alto-based King Asset Management is considering replacing the existing complex with more offices or medical labs. City officials are now asking for public comments on the Initial Study results through late June to inform the Final Environmental Impact Report.

The office iteration will rise 133 feet tall with eight floors and roughly 280,000 square feet of leasable space. The full build-out will have a capacity of 1,245 employees. The potential medical office complex will each be 85 feet tall with five floors, yielding around 180,000 square feet. The complex will have a capacity for 600 employees and 200 patients. Both iterations will have a three-story parking garage on the eastern half of the parcel, with a capacity for 900 cars across 347,500 square feet.

DES is responsible for the design. Illustrations have been shared for the office, and medical versions show an articulated glass facade. Landscaping plans will include drought-tolerant trees and other plants. Of the 40 existing trees, 35 will be removed.

The 3.2-acre property is located by the intersection of Hickey Boulevard and Gellert Boulevard, close to the Serramonte Center shopping mall.

The publication of the Initial Study and Mitigated Negative Declaration has kicked off a public review period. The city is soliciting feedback on the Initial Study from June 20th through the present. Once the comment period concludes, the city will review the document and may proceed to vote on project approval. Construction is expected to last around 25 months from groundbreaking to completion. A timeline for construction to start has yet to be established.
