Entitlement permits have been filed for a four-story residential infill at 3738 Stockton Boulevard in Oak Park, Sacramento. The project will replace a vacant parcel with 68 apartments, a slight reduction in unit count from plans filed at the start of the year, though now pursuing an additional floor. Vrilakas Groen Architects is responsible for the application and design.
Details about the new plans have yet to be shared. Earlier this year, the three-story iteration was expected to create 75 units, with a range of studios to one-bedrooms. What we know about the team’s newest filing includes 68 units and parking for 64 cars. The application estimates construction will cost around $9.5 million, a figure not inclusive of all development costs.
Initial designs shared by Vrilakas Groen Architects show a contemporary design inspired by the area’s older brick buildings. The structure will be clad with brick veneer, cement board siding, and metal panels.
The roughly full-acre property is located along Stockton Boulevard between 12th and 13th Avenue. The wedge-shaped site is just under a mile south of the Aggie Square development pursued by UC Davis for their Sacramento campus. Thomas Cook is listed as the property owner, filing through Ticon IV LLC.

It’s about time that parcel was developed, it has sat vacant for decades!
This looks really good. I’m envisioning another Vrilakas-style “Triangle District” along this stretch of Stockton Boulevard. Vrilakas is involved in 3-4 projects in this immediate area.
When will they start taking applications for the units. I would like to house some of my clients.
