The Berkeley Design Review Committee will meet tomorrow to discuss several agenda items, including the review of new plans for a development at 2109 Virginia Street in Berkeley. The designs by Stackhouse De La Pena Trachtenberg Architects call for the demolition of a two-story building at 1677-1685 Shattuck Avenue, and the construction of a new eight-story building with the revised address at 2109 Virginia Street.

The new building will be mixed-use, with 110 residential units and 690 square feet of commercial space. 18 of the units are to be designated affordable, with a combination of moderate and very low-income units being made available. The units will be divided into 68 two-bedroom, 28 one-bedroom, and 14 studio apartments. The design layout will also allow for several public areas, including a second-floor landscaped courtyard, and an eighth-floor rooftop terrace.

The current two-story building was reviewed by the Landmark Preservation Committee, which took no action against its removal. The new building designs will be a significant change in both scale and style for the site. The new building will rise to 89 feet, making it one of the tallest structures north of Berkely’s downtown area. The façade will be a combination of thin brick and wood look siding, with grey metal infill and details.

The building is located in the C-NS Shattuck Commercial Zoning District, just north of Downtown Berkeley. The neighborhood includes the extension of a commercial corridor along Shattuck Avenue leading into Downtown, with otherwise mostly residential buildings. The area is highly walkable, with multiple nearby shops, restaurants, and transit options, including a less than 15-minute walk to the Downtown Berkeley BART plaza. The new building will provide additional transportation options to residents in the form of 96 bicycle parking spaces and 109 vehicle parking spaces.
The meeting will be at 6:30 pm on Thursday, May 15th. The current staff request is for the committee to provide a favorable recommendation for the project. Public comment is limited to 3 minutes per commenter, and correspondence regarding the project must be received prior to the meeting start time in order to be reviewed as part of the meeting.
