Preliminary plans have been filed for a small duplex infill at 824-826 Indian Rock Avenue in the Northbrae neighborhood of Berkeley. The proposal would bring two units to a vacant lot in the city’s hillside overlay. The property owner is listed as a Cupertino-based family trust.
The preliminary application describes construction as a two-story residence with an attached two-level basement accessory dwelling unit. Parking will be included with an on-site garage. Further information about the bedroom capacity and architectural details has not yet been published.
Public records show the property last sold this April for just over half a million dollars. The narrow parcel is located along Indian Rock Avenue between the steep Marin Avenue and San Luis Road. The site is half a block away from the Grotto Rock Park and just over two blocks from Cragmont Elementary School.
The estimated cost and timeline for construction have not yet been shared.
