The Berkeley Zoning Adjustment Board is scheduled to review plans tomorrow evening for 2955 Shattuck Avenue in South Berkeley, Alameda County. The proposal would replace a few low-slung commercial buildings with an eight-story complex containing 74 apartments and new ground-floor retail. Evans Property Company is responsible for the development.

The 85-foot-tall structure is expected to yield around 75,070 square feet of housing, 1,460 square feet for ground-level retail, and a ground-level garage for 24 vehicles. Additional space will be provided for parking 49 bicycles. Apartment sizes will vary with 30 one-bedrooms, 38 two-bedrooms, and six three-bedrooms. Of the 74 units, four will be deed-restricted as affordable to very-low-income households.
Studio KDA is the project architect. Illustrations show the collage-style exterior contrasting linen-white stucco with patches of Windsor green and Everard blue Hardie board siding, board-formed concrete around the base, and dark fir wood panels.

The roughly 0.4-acre property is located along Shattuck Avenue between Russell Street and two blocks from the Ashby BART Station. The developer first submitted the preliminary application invoking Senate Bill 330 in December 2023, and city staff deemed the SB330 pre-application complete in August 2024. Demolition would be required for three existing commercial structures and a surface parking lot.
