Preliminary permits have been filed for a six-story apartment complex at 22 North San Mateo Drive in downtown San Mateo, San Mateo County. The proposal will replace an existing 39-unit complex with over four times the residential capacity. Zach Trailer of San Mateo Gardens, LLC, is the project sponsor.

The 77-foot-tall structure is expected to yield around 194,400 square feet, including roughly 140,000 square feet of housing and 53,700 square feet for the 87-car garage. Additional space will be provided for storing 168 bicycles. Unit types will vary with 72 studios, 33 junior one-bedrooms, 38 one-bedrooms, and 19 two-bedrooms. Residential amenities will be provided with ground-level landscaping, a podium-top courtyard, a rooftop terrace, a fitness center, some co-working space, and a clubhouse.
The developer uses the State Density Bonus law to increase residential capacity by 17% above the base zoning of 138 units. Of the 162 residences, 21 will be deed-restricted as affordable housing. It’s unclear if the developer plans to offer replacement housing for any current residents.

KTGY is the project architect. The plan set provides one rendering, which highlights the glazed patina-green tiles, glazed white tiles, and arched windows on the top floor. Most of the facade will be clad with stucco, with some articulation and color variation to visually break apart the massing.
The property is located along San Mateo Drive between Baldwin Avenue and Tilton Avenue. Future residents will be just one block from the retail-rich B Street thoroughfare and two blocks from the San Mateo Caltrain Station.
