Preliminary permits have been filed for a residential development at 7615 Jacinto Road in Elk Grove, Sacramento County. The application, filed with the City of Sacramento, seeks to produce 32 single-family homes across the long, narrow vacant lot. Next Generation Capital is the project sponsor.

Full build-out will produce 32 units with covered parking for 56 vehicles. Each house will have a one or two-car garage, and three or four bedrooms.

Jeffrey DeMure + Associates is the project architect, with Roach & Campbell handling landscape architecture. Illustrations show the houses will all feature a similarly boxy design with sloped roofing and setbacks. The exteriors will be clad with stucco, composition siding, and board-batten fiber cement.

The 2.4-acre property is located along Jacinto Road between Bruceville Road and Stockton Boulevard. Future residents will be in the heart of suburban sprawl and just a few blocks from the Cosumnes River College campus.

Demolition will be required for the existing 1967-built single-family home. Public records show the property last sold in July this year for just under a million dollars. The estimated cost and timeline for construction have not yet been established.
