Preliminary permits have been filed for a townhouse development at 2855 El Camino Real in Santa Clara, Santa Clara County. The project invokes Senate Bill 330 and the State Density Bonus Law to bring several dozen units to an abandoned parcel. The project applicant is not listed.

The development will include 41 attached townhouse-style units and 1,800 square feet of commercial space facing El Camino Real. Further information about the design or apartment sizes has yet to be shared. Public records show the property last sold in 2022, with Fresno County-based Leo Teixeira et al. listed as the current property owner.

Previously, plans were filed for a 65-unit affordable senior apartment building and 23 townhouse-style units for the lot. The application, filed by AJ Craig Development and Warmington Group were withdrawn.

The roughly two-acre property is located along El Camino Real between Bowers Avenue and Calabazas Boulevard. The property is close to Moonlite Center, where the Toll Brothers has proposed a massive six-hundred-unit redevelopment of the strip mall.
