Preliminary plans have been submitted for new housing at 14830 Corralitos Lane in San Jose’s Alum Rock neighborhood. The proposal seeks to add 10 units to a single parcel, invoking the 2024-enacted state law Senate Bill 1123. The property owner is listed as a San Jose-based group.
The latest application simply describes the proposal as including ten units of housing under Senate Bill 1123, with no indication about dwelling types or sizes. Previously, plans had been filed to subdivide the 0.82-acre parcel into four lots to be built out with four single-family houses and backyard accessory dwelling units.
Senate Bill 1123 was proposed by State Senator Anna Caballero and passed in 2023. The law streamlines the approval of infill development of ten units or less in multi-family zones and streamlines the process for subdividing properties for residential development.
The vacant parcel is located along Corralitos Lane just off Fleming Avenue, a block away from Alum Rock Avenue and less than a mile away from the bottom of Mount Hamilton Road. Future residents would be living in the Alum Rock district, a formerly independent town with a distinct culture compared to the rest of the city.
