Demolition permits have been filed for two existing structures at 758 and 772 Pacific Avenue in Chinatown, San Francisco. The applications seek approval to remove the existing New Asia grocery store and a two-story mixed-use building, ahead of the construction of a 15-story affordable housing tower. Chinatown Community Development Center is the project sponsor, working with the Mayor’s Office of Housing and Community Development.

The demolition application invokes Mayoral Executive Directive 13-01, issued in 2014 by the late Mayor Ed Lee to streamline the application process for affordable housing developments. According to the developer, construction could start as early as February 2027, with completion by fall of 2029. Planning permits were approved in January 2025, and in September, the team secured $33.5 million from the California Department of Housing and Community Development.
The roughly 155-foot-tall structure is expected to yield around 148,400 square feet, including 175 apartments, a 13,500-square-foot banquet hall, and 3,300 square feet of usable open space. Unit types include 124 studios, 50 one-bedrooms, and a two-bedroom manager unit.

Herman Coliver Locus Architecture and Stan Teng Architectural Studio are jointly responsible for the project, though detailed drawings have yet to be shared. Illustrations show a generic massing overview, with some articulation and a sloped rooftop awning.
Cahill Contractors and Pilot will be joint contractors. CCDC estimated construction will cost around $168 million.
