A new housing complex was proposed for a site at 945 West Julian Street in San Jose. The project is still in early development, but preliminary information indicates that the site could bring as many as 100 new units to the area.
Reporting by the Bay Area News Group suggests that the development efforts are being led by a team of individuals, rather than a conventional development company. While it is unclear what impact the atypical grouping of investors will have on the project, parts of the proposal indicate they plan to expedite its approvals by using provisions in Senate Bill 330.
If built, the housing complex would rise up to eight stories and include a range of unit types.
Among them would be 28 studios, 54 one-bedroom apartments, and 54 two-bedroom units. Unit sizes would vary between 360 and 730 square feet.

LPMD Architects are responsible for the project’s preliminary designs. The building’s structure would use a classic podium style format, with the upper residential levels wrapping an elevated courtyard. Early renderings suggest an emphasis on grey and white cement panel facade materials to be integrated with areas of metal and glass for a modern and clean-cut design.
The site’s location is in a central part of San Jose, near the SAP Center. This positioning places the complex within walking distance of San Jose’s Diridon Station, and in easy access to the commercial corridor along The Alameda.
