City Council has approved plans for a seven-story apartment complex at 220 West 20th Avenue in San Mateo, San Mateo County. The application was streamlined by Senate Bill 330, ensuring that the 232-unit project was exempt from CEQA review and standardized fees. Summerhill Apartment Communities is responsible for the development.
Once complete, the 81-foot-tall complex will yield around 357,600 square feet, including 241,230 square feet for housing and 116,360 square feet for the three-level garage. Parking will be included for 279 cars and 254 bicycles. Of the 232 apartments, 31 are deed-restricted affordable units, including 23 for very-low-income households and 8 for moderate-income households. This allows the developer to utilize the State Density Bonus program and secure a streamlined approval process through Senate Bill 330.

BAR Architects & Interiors is responsible for the design. Updated renderings show the podium-style apartment complex will be adorned with a familiar urban vernacular, including vertical articulation, setbacks around the base and rooftop, and varied materials to visually break up the building’s size. The exterior will be clad with a mix of cement plaster, thin brick veneer, and metal panels.
The neighborhood around West 20th Avenue between El Camino Real and Alameda de las Pulgas has seen a few sizable proposals working their way through the city’s planning department in recent years. This includes 1919 O’Farrell Street by Sierra Investments, 2015 Pioneer Court by STILL Property Group, 1990 South El Camino Real by LF George Properties Corp, and 2121 South El Camino Real by Tourbineau Real Estate Partners.

The 1.54-acre property is located along 20th Avenue between El Camino Real and Alameda de las Pulgas. Future residents will be located next to two similarly sized podium apartments, Corte Bella and The Lark. The site is directly across from the Elks Lodge fraternal organization and a strip mall anchored by a grocery store.

Linda Andreini of Andreini & Company is listed as the property owner, operating through Twentieth Avenue Investments LLC. Demolition will be required for the existing two-story office building built in 1956, where Andreini & Company is headquartered. The estimated cost and timeline for construction have not yet been established.
