Preliminary plans have been filed for a residential infill at 606 South Delaware Street near downtown San Mateo, San Mateo County. The project would replace a single-family home with 20 studio apartments. The property owners are listed as Gustavo Hornos and Jesica Salomon, two San Rafael-based individuals and stage winners at the 2011 USA Tango Championship.

The complex will yield around 22,000 square feet, including 19,650 square feet for housing. Additional space will be provided for 21 bicycles. Of the 20 units, two will be deed-restricted for very low-income households, and two for moderate-income households. Residential amenities will include a ground-floor laundry room and a rooftop deck with a lawn, seating, and an outdoor kitchen.

The application invokes Senate Bill 79 and SB 330 to streamline the approval process and increase residential capacity well above base zoning.

The narrow 0.1-acre property is located along South Delaware Street between 5th Avenue and 7th Avenue. The property is a block away from the Kiku Crossing affordable housing complex. Future residents would be a five-minute walk from South B Street and 10 minutes on foot from the city’s Caltrain Station.
