Plans have passed the environmental review process for a residential complex at 349 1st Street in Los Altos, Santa Clara County. The development invokes the builder’s remedy provision to approve a six-story apartment complex a block away from Main Street. Emeric McDonald is responsible for the application and filing through Octane Capital.

The 84-foot-tall structure is expected to produce 19 condominiums and a podium garage. Residential amenities will include bicycle parking and a rooftop amenity deck. Of the 19 units, four will be deed-restricted as affordable to low-income households.

Previously, Octane Capital filed plans for a four-story iteration with 12 units. The developer submitted the latest plans in late 2023, with the city staff finally publishing the notice of exemption for the purposes of CEQA earlier this month.

The 0.16-acre property is located at the corner of 1st Street and Whitney Street. The site is a block away from the city center’s walkable downtown area, around Main Street. The estimated cost and timeline for construction have not yet been shared.
