Exterior work is nearly complete on the eight-story affordable housing block at 950 West Julian Street in The Alameda, an historic district in San Jose. The complex, named the View at Julian Apartments, will soon add three hundred units to the bustling neighborhood just west of Downtown San Jose. Jemcor Development Partners and Pacific Housing are jointly responsible for the project.

The eight-story structure will include 297 affordable units and three market-rate residences for on-site property managers. Most units will be deed-restricted for low-income households, with 15 units for very-low-income households and 15 units for moderate-income households. Parking will be included for around 85 cars and 75 bicycles. Roughly 7,700 square feet will be designated for the leasing and amenities space.
KTGY is responsible for the design. Illustrations from the Oakland-based firm show the gridded facade is separated into six volumes with subtle articulation along Julian Street. The first floor is wrapped with dark grey glass and stucco to establish a strong foundation. Much to the chagrin of the two commenters on our 2024 post, the project has been built to the original design.

The 1.1-acre site is located along West Julian Street between North Keeble Avenue, North Morrison Avenue, and The Alameda. Future residents will live just a few blocks away from Diridon Station and SAP Center. The neighborhood surrounding Diridon Station has several leveled blocks that have remained undeveloped after Google paused the roughly 80-acre Downtown West master plan in 2023.
Construction kicked off in 2024 shortly after the joint venture secured a $107 million financing loan from the California Municipal Finance Authority. Completion is expected by the end of the year.
