The Sebastopol City Council has granted final approval for 8100 Valentine Avenue in Sebastopol, Sonoma County. The project would replace a vacated Mormon church with 39 single-family houses. Stockton-based Grupe Investment Company Inc. is responsible for the application.

The application would split the existing lot into 20 lots to build 20 single-family homes and 19 accessory dwelling units. Of the 39 units, three will be deed-restricted as affordable to moderate-income households earning around 120% or less of the area’s median income. The application invoked Assembly Bill 1033, which allows accessory dwelling units to be sold as separate dwellings.
Bassenian Lagoni Architects is responsible for the design. Illustrations show the houses as simple gable-roof starter homes clad in composite shingles, Hardy lap siding, stone veneer, and stucco. Sam Harned Landscape Architects is overseeing the site design, with a central courtyard, planters around the surface parking, and an accent lawn facing Valentine Avenue.

The Church of Jesus Christ of Latter-day Saints owns the 2.7-acre property and vacated it roughly two years ago.
Construction is estimated to last around 18 months from groundbreaking to completion. The expected cost has not yet been established.
