The formal application has been submitted for the expansive residential development at 477 East Hillsdale Boulevard in San Mateo, San Mateo County. The proposal looks to replace the former Hillsdale Inn with a mix of townhomes and apartments. SummerHill Apartment Communities is the project developer.

The complex will add six structures across the three-acre lot, yielding a total of 277 apartments across 461,900 square feet, including 248 apartments in an eight-story building and 29 townhouse-style units across five three-story structures.
Apartment sizes will vary, with 177 one-bedrooms, 54 two-bedrooms, and 18 three-bedrooms. The townhouse dwellings will include a mix of three- and four-bedroom units. Parking will be provided for 350 vehicles and 203 bicycles. There will be 41 affordable units, including 37 for low-income households and four for moderate-income households.

TCA Architects is responsible for the multifamily apartment complex, and SDG Architects oversees the townhouse design. The Guzzardo Partnership is the landscape architect. Updated renderings show the facade will be clad with brick veneer and painted stucco. While the overall aesthetic has not shifted much, some stylization has shifted, particularly for the apartment complex facing Hillsdale Boulevard.
The site is close to Kaiser medical offices, a police station, and Park Place at San Mateo. Park Place is a sprawling mixed-use master-planned development originally developed by Spieker Properties and Equity Office, with over five hundred apartments, office space, a grocery store, and several shops.
