Facade installation is all but finished for the latest residential tower in Silicon Valley, MIRO. The project is located at 181 East Santa Clara Street in Downtown San Jose, directly across from the Meier & Partners-designed City Hall tower. A recent site visit by SFYIMBY shows the pace of construction, just as the leasing agent Greystar has shared new renderings of the nearly complete amenities.
The two-towered MIRO stands 298 feet tall, making it among the tallest buildings in the severely height-limited city. The FAA imposes a 300-foot height restriction as the city lies in the path of the San Jose International airport. Regardless, the structure will yield an impressive 1,087,500 square feet, with 15,000 square feet of retail and 10,000 square feet of offices.
The project will soon add 630 apartments to the San Jose housing market, varying from studios to three-bedroom units. Sixteen premium penthouse apartments will cap the top levels. The future residents will find onsite over 50,000 square feet of amenities. The rooftop terraces will have 360-degree views across the South Bay, while a podium-capped deck offers open-air lounging space and a pool four floors above ground.
Steinberg Hart is responsible for the design, with the design team led by Asheshh Saheba. The towers are primarily clad with a curtain wall system framed with white borders. Residential terraces break up the otherwise flat surface with alternating angular windows.
Units start around $2,500 per month for a studio, with a three-bedroom penthouse listed, asking for as much as $8,060 per month.
Bayview Development Group is responsible for the project, with $300 million of financing from Goldman Sachs. Crews broke ground back in 2017, with an estimated completion date of Spring in 2021. Despite the industry-wide setbacks throughout 2020, the developers started pre-leasing in Spring and appear on track to open by Summer.
