Permits have been filed for a new nine-unit addition to 861 Sutter Street in San Francisco’s Nob Hill neighborhood. The project will raise residential density from 61 to 70 units. The Prado Group is leading the development.
The existing building rises six stories high, yielding just under 40,000 square feet in its existing condition. Built in 1913, the residence yields 61 units, with a total of 164 rooms. The structure has an Edwardian brick facade with cornice. While the Historic Landmark Commission does not list it, the additional units will not alter the recently filed permits.
An estimated construction value and the completion date has not been announced. The parcel sold in 1983 for $1.9 million, in June 2012 for $9.2 million, and in September 2018 for $33.28 million.
San Francisco’s financial district and high-density SoMa neighborhood are all within walking distance from the site, and the Powell Street BART station is just eight blocks southeast.
