3896 Stevens Creek Boulevard, West Valley, San Jose To Break Ground This Year

A mixed-use project slated for development at 3896 Stevens Creek Boulevard in West Vally, San Jose, will break ground this year. The project proposal includes Class A office space, retail space on the ground floor, and a three-story fitness-wellness center.

HKS Architects is managing the design concepts and construction. Dallas-based real estate firm Cypress Equities and Minnesota-based Life Time Fitness are the project developers. Real estate firm CBRE Group is handling leasing on the project.

The project, named The Boulevard, will include a twelve-story office building that will offer 284,000 square feet of office space. A retail space of 16,000 square feet is proposed on the ground floor. The office space will feature open atriums, outdoor living rooms, break-out balconies, and a rooftop deck. A separate five-story parking garage with a capacity of 1,200 vehicles is also proposed. New 30-foot wide landscaped sidewalks and secured bike storages are designed. A half-acre outdoor area with a landscaped plaza shaded outdoor meeting-dining areas and a garden is also included.

The office building will feature high-performance glass facades and on-site stormwater management and bio-retention systems.

A three-story Life Time athletic resort spanning 120,000 square feet is the highlight of the development. The world-class athletic club will offer amenities like studios, a spacious fitness floor, an outdoor fitness space, a rooftop pool, and a beach club. Other services include a full-service LifeCafe, a full-service LifeSpa, and a Kids Academy for children from three months to eleven years old, including a host of classes engaging in physical activities, arts and crafts, and language.

The developers intend to implement renewed energy techniques on this project that aim to incorporate wellness into a modern-day workplace. The development is anticipated to be completed in 2023.

The project was given a full sanction on March 9 after a few changes in the previous rendition covered by SF YIMBY.

The property site is located in the heart of the Stevens Creek Urban Village toward the southeast corner of Stevens Creek Boulevard and Saratoga Avenue. It is a 10–15-minute reverse commute from downtown San Jose, CalTrain’s Santa Clara Station, and San Jose Mineta International Airport.
