Construction is underway for the new student housing project at 525 East Santa Clara Street, across from the Naglee Park neighborhood in San Jose. The complex will soon add 86 new units and 11,870 square feet of commercial space to the San Jose State University market. San Mateo-based Horizon Real Properties Holdings is responsible for the development, dubbed ‘Sparta’ after the local University’s sports teams.
The seven-story structure will yield approximately 120,000 square feet, with 69,900 square feet for apartments, 3,430 square feet for residential amenities, 21,120 square feet for the garage, 5,990 square feet of offices, and 5,880 square feet for retail. The garage will have a capacity for 68 vehicles, well below the 191 required spaces typically required by municipal code. The reduction was made possible by the Planned Development Rezoning area. Parking is also included for 272 bicycles.
The residential component can house 271 residents across the 86 units for an average of 3.1 persons per room. Further engaging the neighborhood will be the 1,240 square foot publicly accessible plaza.
Santa Monica-based VTBS Architects is responsible for the design. HMH is responsible for civil engineering and landscape architecture.
