New building permits have been filed for a four-story residential building at 2435 San Pablo Avenue in the Poets Corner of Southwest Berkeley. The development would provide a group living accommodation totaling 40 sleeping units and a manager’s apartment. Alameda-based Wang Brothers Investments is responsible for the development as the property owner.
The 50-foot building yields 20,530 square feet, with 19,730 square dedicated to residential use and 800 square feet of ground-level retail. In addition, 3,820 square feet of useable open space will be included in the development. Parking will be included on-site for approximately fifty bicycles.
Studio KDA is responsible for the design. The building will be clad with painted metal panels, cement, and fireclay tiles. Dubbed Poet Place, in reference to the neighborhood, the building will include a rooftop terrace with views across Berkeley and toward the bay waters.
Construction permits estimated the job to cost more than $3 million, adding new housing to the area market while utilizing a currently vacant parcel nearby AC transit bus lines along San Pablo Avenue and Dwight Way. An estimated timeline for groundbreaking or completion has not been established.

We are wondering where do the tenants plan on parking the additional at least 20 cars? This assuming only half the residents do not have cars. I dont see any parking garage in the design. Bike parking is fine assuming all residents ride bikes. However I am sure this will not be the case. The area is already hurting for parking space. 15 t0 20 cars will take up most of that block of San Pablo, all the other apartments on that block have accommodations for their residents. How is it there nothing in plan for this structure? The nice roof top is fine and all however 4 story building {more of a 5 story as the bottom floor plan is a 1.5 and the roof .5) will block out a big portion of lighting to housing behind it. Other complex on the same block are only 2 story high. Reasonably if this is to be done, should stay in line with this height level. We are not against more housing but building bigger just to pack more residents for more rent income is not inline with what residents the area are ok with.
