Permits have been filed seeking the approval of new apartments at 1901 8th Street in Sacramento. The project proposal includes the construction of residences above Insight Coffee Roasters near downtown Sacramento.
Williams & Paddon Architects and Planners is managing the design concepts and the construction. Urban Elements LLC is the developer. Fulcrum Redding LLC is the property owner that purchased the property in 2015 for $3.4 million.
The project site is a 1.25-acre parcel. Named The Kind Project, the project sits similar in design and branding with an affordable housing project in West Sacramento. Conceptual plans reveal 72 apartments in the existing building. The building will be a three-story structure incorporating the 2,053 square feet of the retail shop.
On the second and third floors of the building will be 17 studio apartments, two studio apartments with offices, two one-bedroom, and three two-bedroom units. Unit sizes range from 300 square feet for a studio unit to 600 square feet for a two-bedroom unit. The apartment complex will feature a fitness center and laundry room on the ground floor and one of each on the upper two floors. The coffee shop will get a new rooftop patio of 2,063 square feet, a small retail stand, bathroom, and overhead trellis. The apartment complex will also offer seventeen parking stalls along with long-term and short-term bike spaces.
Renderings reveal construction in wood frame and cross-laminated timber decks for floors and roofs.
The project is in the application review stage. The construction timeline of the project has not been revealed yet.
