Plans to develop a new residential project at 500 Charles Cali Drive in San Jose have inched forward. The project proposal includes the construction of seven hundred apartments on a site currently occupied by Winchester Ranch Mobile Home Park.
Texas-based developer Hanover Co. and Georgia-based Pulte Homes have come together to develop new residences on different sections of the current site. KTGY Architecture + Planning is managing the design concepts and construction.
The project site combines two parcels and measures an area of 15.7 acres. The new development will bring 320 single-family homes and 368 apartments units. The residences will include seven-story apartment buildings as well as four-story townhomes and condominiums.
According to documents on file at the County Recorder’s Office, Pulte Homes parched the site for $50 million. Hanover bought 3.45 acres of the site from Pulte, paying $28.4 million for a section of the property along South Winchester Boulevard, where the apartments will be built.
Winchester Ranch Mobile Home Park is for residents who are 55 years of age or older. The park contains about 110 mobile homes. In 2019, an agreement allowed the residents to continue to live in the park if they choose to do so.
The property site is near the corner of South Winchester Boulevard and Tisch Way.
