Plans Underway For Construction Of Teatro ZinZanni Permanent Theater Along The Embarcadero, San Francisco

Plans to construct the Teatro ZinZanni Permanent Theater along the Embarcadero have moved forward. The project proposal includes the demolition of a surface parking lot and the construction of a new theater for Teatro ZinZanni.

Kenwood Investments is managing the design, entitlements, and construction. Hornberger+Worstell designed the site plan.

Teatro ZinZanni is a boutique four-story hotel with a room capacity of 192. ZinZanni is an award-winning San Francisco and Seattle dinner theatre that has successfully operated in both cities for more than a decade.

The project will bring a new 25,000 square-foot theater with 280 seats. The new development will feature a park spanning an area of 14,000 square feet. A public open space of 7,500 square feet will also be designed. The design for Teatro Zinzanni is a 40-foot glass-walled gazebo with the historic antique mirror tent “Palais Nostalgique” enclosed within.

In February 2020, Mayor London Breed sanctioned a new project to return the antique Belgian tent to the Embarcadero. The project received approval from the Board of Supervisors, the Port of San Francisco, and the Planning and Historical Commissions.

The project will break ground in the winter, and the construction is estimated to last about 22 months.

The one-of-a-kind theatre along the San Francisco waterfront is in North Beach, located at the intersection of The Embarcadero and Broadway Street.
