A preliminary application has been filed for a new project proposed at 3801 Telegraph Avenue in Mosswood, Oakland. The project proposal includes the construction of a six-story residential building with commercial space. An existing one-story commercial building will be demolished.
Real estate development firm Riaz Capital is the project developer.
The property site is a 14,500 square-foot parcel. The mixed-use project will bring eighty market-rate and affordable residential units offered as a mix of studios, one-bedroom, and two-bedroom units. Five residential units will be located on the ground floor. Commercial space will be designed on the ground floor. The total built-up area is 58,680 square feet.
The proposal includes a density bonus permit and requests waivers for off-street parking, usable open space, and the residential units on the ground floor.
The property site is located at the corner of Telegraph Avenue and West MacArthur Boulevard. The development will be near the MacArthur BART station.

This is a fairly minor criticism, but do garage entrances really have to be so huge? It’s wide enough to have 2-way traffic, which seems wildly unnecessary. Large garage entrances really detract from the aesthetics of many buildings, giving them a warehouse-like feel, instead of a pleasant residential-commercial character.
