Permits have been filed to request the construction of a four-story student housing project at 6409 Folsom Boulevard in East Sacramento. The project would add 54 new apartments and retail across from the California State University Sacramento campus. Placer County-based Epic Global Real Estate Advisors is assisting in the project.

Opus AE Group LLC is managing the design concept and construction of the project. The architecture firm has an extensive portfolio from housing to industrial projects which includes experience working on projects associated with student living.

The 43-foot tall structure will yield approximately 68,000 square feet, with a 17,000 square foot ground level with lounging area and retail. The three residential levels will offer 18 units each, ranging in size from 390 to 800 square feet. Six units on each level will include a private balcony. Other amenities will include second-floor terraces, a potential rooftop deck, and an over 4,000 square foot landscaped courtyard with a fountain showpiece.

The property is currently occupied by a single-story commercial structure and surface parking.
