Developers have filed the project plans for 802 South 1st Street, the six-story residential development in Martha Gardens, San Jose. As proposed, the development could add 246 new residential units to the city’s housing market, a short bus ride away from Downtown San Jose. Maracor Development is sponsoring the development.
The filing of plans comes after the planning commission voted in favor of the project, adopting resolutions amending the Envision San Jose 2040 General Plan and the Martha Gardens Specific Plan. Construction at 802 South 1st Street will rise 71 feet above the street to yield 118,275 square feet of residential floor area and 4,660 square feet for ground-level retail. Parking will also be included on-site for 76 vehicles.
Every apartment will be a studio. Of the 246 units, 37 will be priced as affordable housing. 22 will be for residents earning 80% of the Area Median Income, and 15 units will be for residents earning half of the Area Median Income.
The Schoennauer Company and previous site occupant D’Amico Tires are responsible for the development application and financing. AO Architects is responsible for the design.
