Permits have been filed seeking the approval of a new residential project at 23 Alvarado Street in Mission District, San Francisco. The project proposes to construct a new four-story building with two additional family-sized housing units.
Winder Gibson Architects is responsible for the design concepts.

The project site is a parcel spanning an area of 5,700 square feet. There are four existing structures on the lot consisting of four residential units, six garage parking spaces, and one covered parking space. There is an existing single-lane driveway and a gate/garage door with a small roof covering between Building 1 and Building 4. This driveway provides pedestrian and vehicular access to Units #3 and #4 and the site parking at the back of the site in Buildings 2 & 3. The existing Building 4 on the northwest corner of the property is a narrow garage with 2 tandem parking spaces and zero habitable space.

The project proposes the full demolition of the garage in Building 4, including the vehicular gate and roof covering. The project will keep the existing driveway in the same location and construct a new four-story building with two additional, modest but family-sized housing units. The proposed Building 4 will be Type-VB construction and have a 3-foot distance from Building 1 which allows for the pedestrian and vehicular access path from the street to Units 3-6 to be open to the sky above.
The project is pending review and approval from City Planning Commission. The estimated construction timeline has not been announced yet.
