Permits have been filed for the potential residential expansion of a small apartment building at 268 Fair Oaks Street in the Dolores Heights neighborhood of San Francisco. The project will increase the capacity from three to seven units with vertical and horizontal additions. Burlingame-based Arcus Housing is the property owner.

The roughly 40-foot-tall structure is expected to yield 4,300 square feet for housing. Parking will not be included for bicycles or vehicles. Of the seven apartments, there will be six two-bedrooms and one three-bedroom residence.
Shatara Architecture is responsible for the design. While detailed renderings have not been shared, some elevations offer limited insight into the future design, featuring an unremarkable infill style with a three-story bay window and horizontal wood panel siding.

The 0.08-acre property is located along Fair Oaks Boulevard on a block bound by Dolores Street, 23rd Street, and 24th Street. The site is just under ten minutes from the 24th Street BART Station on foot.
Public records show the property last sold in early February for nearly $1.5 million. The estimated cost and timeline for construction have yet to be shared.
