New demolition permits were filed for the site located at 2500 Mariposa Street in San Francisco. The site is part of the SFMTA Potrero Yard Redevelopment to convert a large transportation site into an updated facility and new housing. SF YIMBY first reported on the project in 2020, when the project was only conceptual. However, the new site demolitions will mark a significant physical milestone for the project.
Eventual plans for the site will replace the demolished areas with new construction, including up to 513 units, adding a large amount of housing into the heart of San Francisco’s Mission District. SFMTA is partnering with Plenary Group to execute the project’s development. Construction for the transit facility portion of the project has already begun, with the housing portion to follow.
The final project will yield around 1.24 million square feet, with nearly 700,000 square feet for the transit facility, 531,900 square feet for housing, 2,930 square feet for retail, and 2,400 square feet for a childcare space. Apartment sizes will vary with 119 studios, 184 one-bedrooms, and 210 two- or three-bedrooms. Residents will benefit from 96,200 square feet of open space with a network of courtyards and landscaping on top of the transit hub.

Arcadis is the project architect working with Y.A. Studio. The most recent renderings show a highly articulated massing structure with distinction between the podium deck and top floors. Most of the exterior depictions indicate plans to use grey, white, and green fiber cement panels.

The development spans a whole 4.4-acre block, close to the new KQED headquarters and Franklin Square. Residents will be close to several cafes and restaurants. The 16th Street BART Station is 17 minutes away on foot or six minutes by bicycle.
