Demolition permits have been filed for a two-story office building at 380 North 1st Street, just north of Downtown San Jose in Santa Clara County. The existing commercial structure is expected to be replaced by a seven-story housing infill. Mostafa Aghamiri of Msasa Properties, the project developer, received final approval for the master plan earlier this year.

Once complete, the 82-foot-tall structure is expected to yield nearly 119,200 square feet, including 99,040 square feet for housing, 3,725 square feet of amenities, and 13,670 square feet for parking. The building will add 118 rental units to the neighborhood, alongside a 74-car garage and additional space for 30 bicycles. Unit types will vary with 17 studios, 81 one-bedrooms, and 20 two-bedrooms. Of the 118 units, six will be deed-restricted as affordable to very-low-income households. Residential amenities will be limited, featuring a single ground-floor amenity room, a second-level fitness center, and a rooftop clubhouse lounge connected to an outdoor deck.

Studio T-Square is responsible for the design, with HMH Engineers serving as the civil engineer and landscape architect. The approved design includes a familiar contemporary approach to the podium-style complex. The facade will be articulated into various massings to visually break up the massing. The facade will be clad with a mix of stucco, brick veneer, and space for a future artwork mural. Metal sunshades and perforated panels will add some variation to the exterior overlooking Bassett Street.

Plans for the site have been in the works since 2022, when initial development permits were filed. Final approval was granted by Msasa Properties in mid-March this year. James Shydlowski of Swenson Builders is listed as responsible for the demolition permit application.

The roughly half-acre property is located on a narrow plot between 1st and 2nd Street, running between Bassett Street and the train tracks owned by Union Pacific Railroad. Future residents will be close to the Bassett bus stop, serviced by VTA, and just a few blocks away from St. James Park.

The estimated cost for construction has yet to be shared, while work is expected to start this summer.
