Public records show that Santa Clara County has purchased the lot for affordable housing at 750 West San Carlos, located within walking distance of Diridon Station in San Jose. The developer will be The Danco Group, based in Arcata, Humboldt County with a long portfolio of affordable housing projects across California. The Danco Group president, Dan Johnson, tells SFYIMBY construction is starting next Monday.

The 85-foot tall structure will be built on a 0.41-acre property. Of the 80 units on-site, there will be 56 one-bedrooms, 23 two-bedrooms, and one manager’s unit. Forty units will be set aside as “permanent support housing for special needs homeless households,” according to county documents, with the other 39 for low-income residents. Shared residential amenities will include the common lounge, community kitchen, fitness center, and on-site laundry.

SGPA Architecture and Planning is responsible for the design. The firm describes their work, explaining it “was designed to carefully fit the unique narrow site and adding a new pedestrian path, linking a future light rails top with the West San Carlos district.” Facade materials will include corrugated metal, cement plaster, architectural wall panels, and green walls facing the street.

Construction work will build two floors of cement plaster, with five stories of wood frames above. Parking will be included for between 25-30 cars and 50 bicycles. Residents will also be across from the existing light rail transit stop on the southeast side of the project.

750 West San Carlos is inside the Diridon Station Area Plan, a recently adopted future plan by the City of San Jose to create new density and a walkable mixed-use neighborhood built around the existing Diridon Station mass-transit station.

The sale of 750 West San Carlos, as reported by George Avalos for The Bay Area News Group, coincided with the sale of 3090 South Bascom Avenue in Cambrian, San Jose. 3090 South Bascom is another affordable housing project, to build 79 new units. The project is designed by Van Meter Williams Pollack and developed by Affirmed Housing.

The full development cost is expected to be $51.6 million, with $30 million in construction, an estimated $5.5 million for acquisition, and the remaining costs for architectural and engineering services, financing, legal needs, contingency costs, and a developer fee. Completion is expected by 2024.
