A development plan application has been filed seeking the approval of a new residential project proposed at 2481 Deerwood Drive in San Ramon. The project proposal includes the development of a townhome community consisting of ten three-story buildings.
Trumark Homes is the project applicant. Sieva Property LLC is the property owner.
The project site is a parcel spanning an area of 4.4 acres. The project will bring 61 townhomes to the community. Named Trumark Townhomes, the townhome community will consist of ten three-story buildings with one project entry point on Deerwood Drive. The applicant is considering creating a separate parcel and changing the unbuildable slope area on the south side of the proposed development area to an open space designation. This new parcel will net out the unbuildable open space area from the density calculation of the remaining residential development.
Renderings reveal a contemporary design with some Mediterranean elements. The 61 units are three stories high and range in size from 1,420 square feet to 1,987 square feet. The units will feature three bedrooms with 3 or 3.5 bathrooms. The larger units include an additional den. The unit count varies from 4 to 9 units per building. The proposal includes 9 (15% of 61) below-market-rate three-bedroom homes to be dispersed equally throughout the development.
A meeting has been scheduled for architecture review today at 2:00 PM, details of which can be found here. The property site is surrounded by a single-family development to the north across Deerwood Drive, open space including Bollinger Creek to the south, a townhome development to the east side, and an apartment complex to the west side.
