The San Ramon Planning Commission is scheduled to review plans tonight for the low-density component of The Orchards masterplan in San Ramon, Contra Costa County. The project aims to add between 368 and 426 dwelling units to the former Chevron global headquarters in Bishop Ranch. Sunset Development Company is the property owner.

The Orchards masterplan will reshape the 92-acre office campus with an estimated 2,500 residential units, a centralized park, retail, and recreational amenities. The overall area is divided into three districts: the Mixed-Use District, the Multi-Family District, and the Neighborhood District. Tonight’s meeting will focus on the Neighborhood District, which will include 368 residential units and up to 58 accessory dwelling units.
Full build-out of the Neighborhood District would produce 368 residential units across 230 single-family homes and 26 attached townhome buildings. Residential types will vary somewhat, with 42 single-family court homes, 130 traditional single-family homes, 58 single-family row homes, and 138 townhome-style units.

William Hezmalhalch Architects is overseeing the design architecture, with CMG as the landscape architect. Elevations show the district will feature a ubiquitous contemporary farmhouse-style with gable roofing, vertical board siding, fiber cement trim, and stucco cladding.
The project site is located along Bollinger Canyon, across from the City Center Bishop Ranch shopping center, near San Ramon Central Park, and the Iron Horse Trail. The estimated cost and timeline for construction have yet to be shared.

The meeting is scheduled to start tonight, December 16th, starting at 6 PM. The event will allow in-person participation only at the San Ramon Council Chambers, with the Zoom livestream allowing viewership only.
