AvalonBay Communities recently purchased 6200 Bollinger Canyon Road and has announced construction will start later this month on a new housing complex in Bishop Ranch, San Ramon. The development aims to reshape the long-empty 5.7-acre property by adding two new buildings with over four hundred apartments. The project is part of the CityWalk Bishop Ranch masterplan led by Sunset Development Company.

The proposed 85-foot-tall structure is expected to yield around 772,720 square feet, including just over half a million square feet of housing and nearly a quarter million square feet for a seven-level garage. Parking will be included for 640 cars, with additional space for 66 bicycles. Unit types will vary with 29 studios, 219 one-bedrooms, 180 two-bedrooms, and 28 three-bedrooms.

BAR Architects & Interiors is responsible for the design. The scheme includes a five-story-tall and a seven-story-tall building. The podium-style development will feature facade articulation to separate the building visually, and skybridges to connect the different structures. Residential amenities will include a fitness center, pool, work lounge, clubhouse, and a WAG Pet Spa.

The development is part of the ambitious CityWalk masterplan led by Sunset Development Company, the longtime owner and original developer of the Bishop Ranch suburban office campus. Plans for CityWalk Bishop Ranch were approved in 2020, and construction started in 2022. Full build-out is expected to result in 4,500 units, 166,000 square feet of commercial retail space, and a 169-key hotel across the 135-acre campus.

The 5.7-acre property is located along Bollinger Canyon Road between Camino Ramon and the newly-built elevated Iron Horse Trail pathway. The building will overlook San Ramon City Hall and the Belmont senior living facility.

Completion is expected as early as late 2027.
