The 51-foot tall structure will yield 72,600 square feet with 38,890 square feet for housing and 13,760 square feet for the 32-car garage. There will be 32 one-bedrooms and 20 two-bedroom units. Of the 52 units, 13 will be for moderate-income residents, 30 will be for low-income residents, eight will be for very-low income residents, and one will be for an on-site caretaker.

Residential amenities will include an on-site community room, a garden, various roof decks, two offices, crafts and computer room, bicycle parking, and landscaped open space.

DAHLIN is the project architect. The firm has a diverse portfolio of projects of all sizes coming out of its nine offices in the United States and two offices in China. For 10 Irwin Way, facade materials will be a familiar variety ranging from stucco, wood finish, cement panel and siding, and concrete. The color palette is inspired by the area’s natural environment, with greens, browns, and golden tan hues across the exterior.

The project will rise next to the existing Orinda Senior Village complex, close to the Monteverde Senior Apartments, and around the corner from the Orinda Community Park, which hosts the local Farmers’ Market. The Orinda Community Center and public library are further down the street, with various restaurants, pharmacies, and a Safeway grocery store close by.

An estimated timeline for construction and completion has not yet been established.
