A preliminary application has been filed for a new mixed-use infill at 1776-1790 University Avenue in Central Berkeley, Alameda County. The project will replace three existing structures with 17 units, including two affordable units. Alameda-based Wang Brothers Investment is responsible for the application.
The property is currently developed by two single-story commercial structures and one single-unit gable-roofed home.
The five-story proposal is set to yield approximately 33,500 square feet, with 780 square feet of ground-level commercial space. Each unit will be a five-bedroom. Two of the 17 units will be affordable for very-low-income households earning around 50% or less of the Area Median Income.
The pre-application filed by the Wang Brothers Investment aims to make use of the State Density Bonus and California Senate Bill 330 Housing Crisis Act. SB 330 will provide the application with some protection from a city rejection.
