Black Mountain Properties and N17 Propose Townhomes in Pleasanton, Alameda County

Black Mountain Properties and N17 have formed a joint venture to develop a townhouse project at 5976 and 5994 West Los Positas Boulevard in Pleasanton, Alameda County. The proposal would replace an office plaza with 112 for-sale townhomes in a new residential neighborhood to be called Positas Park.

The master plan for Positas Park would add 19 structures surrounded by inner streets and landscaped paseos. The 112 for-sale townhomes will include private garages and contain between three and four bedrooms. Residential amenities in the current plan include a playground and a dog park.

BDE Architecture is responsible for the design, with sitework by CREO Landscape Architecture. Renderings shared by the project team show that the buildings will all feature shingle facades and low gabled roofing. The exteriors will be accented with cobblestone veneer. Landscaping across the site will provide a buffer to Las Positas Boulevard and Hopyard Road. Each structure will have a garage entrance and a rear door overlooking a paseo.

“This project delivers much-needed family housing along a key bike and trail corridor,” said Oisín Heneghan, founder of N17. “It’s the kind of thoughtful infill we need—adding smart density next to jobs and transit to help meet regional housing goals and strengthen community livability.”

Prior to N17 and Black Mountain Properties’ involvement with the site, there were plans for a similar townhouse-style project at the site from The True Life Company. The previous iteration included 16 structures with 146 apartments and 38 accessory dwelling units designed by SDG Architects.

The roughly 6.8-acre property is located along West Las Positas Boulevard and Hopyard Road, across from a grocery store, and a few blocks from the Ken Mercer Sports Park.
