A preliminary application has been filed for a multifamily residential project proposed at 1309 Magnolia Street in Oakland. The project proposal includes the development of a multifamily residential facility.
The application requests to consider the feasibility of a variance to exceed the allowable lot coverage by extending a 2nd floor addition at unit 3 over units 1 & 2 below. The addition will require an exit deck & stair which will increase the lot coverage by 162 square feet. Also, to consider the feasibility of a variance to exceed the height limit by popping up the roof by 18 inches to 34 feet in order to allow a 3rd floor master suite addition. The exit stair would increase lot coverage by 162 square feet. The owner also proposes a new 4th unit/rear basement ADU (-4′-4″ below grade) with lightwell is allowable as designed.
The estimated construction timeline has not been announced yet.
