A new industrial development will soon be seen taking shape and form at 4100 Northgate Boulevard in Sacramento. The project proposal includes the development of the Northgate Industrial Park at the prior Frys Electronics retail facility location at 4100 Northgate Boulevard. The project will permanently convert the retail site to a warehouse industrial facility and will have capacity for 448 employees.

LTFS Investors, LLC is the project applicant. RMW Architecture & Interiors is designing the project.

The proposed project includes the renovation of an existing former retail building and the construction of a new structure to create approximately 265,686 square feet of industrial warehouse use. The project site comprises of two parcel spanning 11.285 acres and 6.262 acres. The project will bring two industrial warehouse buildings. Building A, measuring 156,013 square feet, is existing and will be converted from a warehouse retail store to an industrial warehouse building rising to a height of 34 feet. Building B, measuring 109,673 square feet, is proposed to be constructed at the existing parking lot of the subject site, rising to a height of 42 feet.

The buildings will be designed in concrete and wood construction with a variety of architectural enhancements. The exterior walls include a multicolored coating system, and areas around building entries include tinted glazing in aluminum frames with overhead steel-framed painted canopies.

The City of Sacramento, Community Development Department, Environmental Planning Services has completed preparation of a Draft Mitigated Negative Declaration for the Northgate Industrial Park Project and intends to present the document for adoption as part of project review. The document is now available for a 30-day public review and comment period. The comment period is from August 16, 2022, to September 15, 2022.
