Medical Offices Planned for 101 Brookwood Avenue in Santa Rosa, Sonoma County

New renderings have been revealed for a four-story medical office building at 101 Brookwood Avenue in Santa Rosa, Sonoma County. The Brookwood Medical project will provide a major addition close to the region’s largest hospital, Memorial Hospital. Accretive Realty Advisors is the project developer.

The four-story structure will yield 93,000 square feet of floor space with state-of-the-art facilities and technology. Next to the office building, a second structure will provide parking for staff, patients, and visitors. The need for modern facilities is particularly true for the region, says the developer’s real estate broker, Garth Hogan, executive managing director of the Healthcare West division for Newmark Knight Frank. Hogan shares that “Sonoma County’s many functionally obsolete medical buildings make the area ripe for more — and more modernized — health care.”

“Our buildings are developed for patients, as well as doctors, with an emphasis on delivering the most modernized and technologically advanced care within sustainable and comforting environments,” says Accretive CEO Thomas LeBeau. “Our clients are not just the medical professionals in the buildings we design and manage, but also the people who come to visit them. Gensler is the project architect. The firm’s approach to the medical facility was to create an efficient space for the benefit of the patient experience. A dedicated drop-off/pick-up area will connect to the calming lobby. The facilities allow doctors to design specialized spaces to optimize certain services, including outpatient surgery, diagnostic imaging, and more.

Outside, the walking path will be renovated along Santa Rosa Creek for a convenient connection between Brookwood Medical and Memorial Hospital, just two blocks away. The building will also generate renewable energy and be able to function at times without sourced power through solar panels, battery backup storage, and generators.

Accretive Realty Advisors is an Orange County-based healthcare real estate developer. Led by Principal Thomas LeBeau and CFO Carol Ruggero, the firm was founded in 2003 with a mission to acquire, develop, and manage commercial medical assets across the state. Brookwood Medical is the firm’s first project in Northern California.

As the press release states, Brookwood Medical is “with the exception of hospital and support facilities developed by the region’s major healthcare providers… Santa Rosa’s first developer-led building designed exclusively for medical offices since 1983.”

The project has been approved by the city’s Design Review Board and is pending final city approval. Construction is expected to start in the first quarter of next year. Accretive says they are currently in discussions with potential tenants.
