Construction has started for the Lair, an eight-story mixed-use project at 2440 Shattuck Avenue in Downtown Berkeley, Alameda County. Demolition has already cleared the former single-story structure, with crews working to create the forty new homes and retail adjacent to several new and proposed projects. The Austin Group is the project developer.

The 87-foot tall structure will yield 58,290 square feet with 2,700 square feet for ground-level retail. Of the 40 units, there will be seven one-bedrooms, 19 two-bedrooms, and 14 three-bedrooms. The project benefits from the State Density Bonus program, adding two new floors, ten more units, and providing three units for very low-income households.

Parking will be included for 44 bicycles and no cars, thus promoting the urban center’s public transit and reducing the overall environmental impact. The structure will leave a fifth of the 0.2-acre lot uncovered as residential open space.

Johnson Lyman Architects is responsible for the design. The urban infill features an articulated exterior with a color palette and setbacks to reduce the overall appearance of its scale. Facade materials will include beige brick, railroad brown brick, and smooth gray plaster.

The project is located a block away across from IDENTITY Logan Park, a two-phase 204-unit apartment complex being developed by Austin Group and CA Ventures with a similar project team. Leasing has started for phase one, while phase two has topped out.

The proposal is also on the same block at 2420 Shattuck, a 16-story infill with 146 homes proposed by NX Ventures. 2420 Shattuck, designed by Trachtenberg Architects, will create a remarkable addition to the city’s burgeoning skyline with a rooftop height of 171 feet. If built today, 2420 Shattuck would be the third tallest building in Berkeley. The current tallest building in Berkeley is the 186-foot SkyDeck, followed by the 176-foot Wells Fargo Building, which opened in 1926. The third tallest building is the recently-finished 168-foot tall Residence Inn By Marriot hotel at 2129 Shattuck.

Thomas Baak & Associates is the landscape architect, and Lafayette-based Humann Company is the civil engineer. Speaking with YIMBY, the owner of Austin Group, Bill Schrader, confirmed that construction is underway, with an opening expected between the second and third quarters of 2024.
