The Emeryville Planning Commission is scheduled to review plans for the four-story residential project at 1225 65th Street in Emeryville, Alameda County. The plans will replace a vacant parcel of land with 24 new homes. Athan Magganas is the property owner.

The 42-foot tall structure will yield around 40,900 square feet, with 27,280 square feet for housing and 14,100 square feet for the 28-car garage. Additional parking will be included for 43 bicycles. The structure will feature around 8,550 square feet of open space, including the rear lot and planters, the landscaped podium-capping courtyard, and private unit terraces.

Oakland-based Dinar & Associates is responsible for the design. The colorful exterior will have setbacks, a top-floor terrace, and a bold wood-lined covering. Facade materials will include fiber cement panels, exterior wood, aluminum shading, and perforated metal sheet decoration.

Christopher Tigh is the landscape architect. Advanced Development, owned by Jacob Saidian, is the project’s civil engineer. The type III-A structure will have a podium garage at ground level, capped by bracket-shaped floor plates.

The 0.4-acre property is located between Hollis Street and San Pablo Avenue. Residents will be just five minutes away from the Emeryville Amtrak station via bicycle. The Ashby BART Station is just over a mile away in the opposite direction.

The city’s Planning Commission is scheduled to review the plans later today, January 26th, starting at 6:30 PM. For more information about how to attend and participate, see the meeting agenda here. The meeting was also going to include a study of 9 Anchor Drive. However, the developer of the 54-unit, Bloom Investment Company, has withdrawn the application.
