A new draft Environmental Impact Report (EIR) has been released for a project proposed at 1125 Arguello Street in Redwood City. The project proposal includes the construction of a mixed-use building offering office and residential spaces. Plans call to replace several low-rise commercial structures and asphalt with hundreds of thousands of square feet of office space, a few dozen units of affordable housing, and a childcare facility.

Hines is managing the development through HMB Redwood City LLC. DLR Group is the architect of record, Pickard Chilton is the design consultant, Partners by Design will be responsible for interiors, and Meyer Studio Landscape Architects is the landscape architect.

The project proposes to construct a mixed-use development on an approximately 3.5 acre project site.  The project will bring a mixed-use development consisting of a 57,254 square foot multifamily housing building comprising 33 affordable units, approximately 300,000 square feet of office space, and a 4,132 square foot childcare facility. The proposed project will also include a three level underground parking garage for the office buildings, landscaping, and off-site improvements. Additionally, the project will construct 3,862 linear feet of off-site recycled waterline to extend the City’s recycled water service to the project site.

The building façade will rise to a height of 60 feet. The building will house 305,580 square feet of office space, and a 4,130 square foot child care facility with a capacity for 30 children. The North Office Building will yield 148,950 square feet. The South Office Building will span 152,310 square feet. Parking will be included for 98 bicycles and 705 vehicles across a two-story below-ground garage.

A 45-day public review period has been assigned from February 3, 2023 to March 20, 2023. Residents and employees will be less than ten minutes away from Downtown Redwood City and the Caltrain station. A couple of blocks away, SamTrans buses run along A Street and El Camino Real.

  1. More office space? What are developers thinking… we have a huge need to housing we should prioritize creating dense urban housing and improving transit connections so people don’t have to rely on cars to get to work whenever they have to go to an office.
