The pre-application has been filed for a new eight-story residential infill at 2660 Bancroft Way and the adaptive reuse of the Bancroft Hotel at 2680 Bancroft Way in Berkeley’s Southside neighborhood. The plans will add over a hundred homes directly across from UC Berkeley. Daryl Ross, the owner of Bancroft Hotel, is listed as the property owner.
The eight-story infill at 2660 Bancroft Way is set to replace the existing surface parking lot. The new structure will create 78 homes and associated amenities across 32,000 square feet. Parking will be included for bicycles but no vehicles, which will promote public transit and reduce traffic congestion.
The existing Bancroft Hotel at 2680 Bancroft Way will not be demolished. The historic facade will be rehabilitated and restored, and the interiors will be converted to accommodate 15 apartments and 22 group living units.
Both applications use the State Density Bonus program to exceed local zoning and Senate Bill 330 to expedite approval. A certain threshold of affordable housing will be included. More details of how many units and the affordability range have yet to be shared.
Future residents will be across from the UC Berkeley Campus, near the School of Law, the Anthropology Department, and two blocks from Memorial Stadium. Telegraph Avenue is just two blocks away, during which pedestrians will pass 2590 Bancroft Way, the nearly-complete residential project being developed by Core Spaces. The property owner is also the founder of the adjacent 34-year old Caffè Strada.
Rhoades Planning Group is responsible for the application. Further information about the sponsor, architects, and design has yet to be revealed. The project team has yet to reply to a request for comment from YIMBY.
